Commercial – residential buildings with various business contents typically located on the ground floor and interaction with urban spaces, or exclusively residential buildings, are a particularly crucial component of creating the sustainable and livable cities of the future. A successful mixed-use development captures the spirit of a dynamic city, with an evolving blend of spaces and activities. The result is greater than the sum of its parts, as housing – the development\u2019s primary function is enhanced with complementary uses creating an authentic sense of place. Once added to the design of a mixed-use development, courtyards, playgrounds, blocks, and streets intensify our social belonging to the neighborhood and identification with the place. When designing several buildings, a block, or a large area, the urban aspect of the project is dominant, however, placing a building carefully in the context of its landscape setting remains just as crucial for individual developments.

A unique residential complex is created for each project – the mutual position of apartments and shared communications, as we seek the optimal solution in relation to the shape and dimensions of the location, proximity and position of neighboring buildings, vistas, and construction parameters.

We frequently review and improve the functional organization of apartments since the relationship between the size and structure of apartments constantly changes according to market trends.

We are capable of designing flexible structures and installation solutions due to a recent trend that imposes different floor layouts featuring dissimilar number and structure of apartments. High demand for small apartments requires that we maximize the apartment volume on the lower floors, but focus on comfort and design quality on the upper floors – typically housing larger units.

Due to the social dimension of this topic, its significant impact on shaping urban spaces, and
the need to bring the comfort of collective living closer to the qualities of individual living (in terms of creating a quality microenvironment, availability of greenery, presence of separate common spaces accessible to all, etc.), we place great importance on this area of our work.
