Design & Build
Founded in 1995, KANA continuously operates successfully in the field of designing and obtaining building permits. Since 1998, the activity has expanded to include construction. Kana thus provides complete services to their clients, from the creation of conceptual solutions to the realization of all types of programs – family houses, residential-commercial buildings, public facilities, industrial and warehouse facilities, hotels, distribution centers…
We approach each client with dedication and commitment. With a studious approach to each job, with consideration of the wider context, checking the spatial possibilities of the location, considering the current and future needs of the client, we form conceptual solutions in several variants. Through a joint analysis of the aspect of functionality, optimal constructive solutions and materialization, required financial investments, the possibility of phased construction or special criteria, we arrive at the most optimal solutions for the client himself. After drafting the project documentation, we are present in all further phases of the project realization: supervision, consulting, construction, technical acceptance, registration… Always with useful and professional advice, suggestions, solutions, we help to go through the complex and often exhausting and tiring process of execution of the project construction.
Architectural Studio
As the carrier of activity of the design bureau, our studio gathers both established and talented young architects who, through joint creative work and outside the scope of the bureau, perform at national and international architectural contests under the name KANA Architects. Exceptionally large experience, a wide field of interests, following modern trends in the field of architecture and urbanism, as well as other trends in the field of sustainable development and construction, place this studio among the few who can respond to the most diverse and demanding project tasks.
Respecting the context, location, surrounding environment, connections, influences, potentials, limitations, specifications, personal requirements… through a studious and designed process of architectural creation, we provide high-quality, justified, functional, rational and interesting architectural solutions. We start with urban planning and, through a layered design process utilizing conceptual solutions, preliminary design briefs, materialization and constructive solutions, we arrive at the final architectural and construction details.
Construction
As the most complex phase of building realization, construction offers various opportunities for cooperation and our involvement. Following our design solutions, in this phase we perform expert supervision and consultations. By providing consulting and construction management services, we manage the works and coordinate the contractors of various construction, craft and installation works. We perform rough construction works or complete turnkey construction.
Regardless of whether we carry out the work according to our projects or are involved only in the construction phase with an external team of experts, we are fast, operational and ready to respond to the most diverse requests of designers and clients.

Our Legacy
1995
KANA is founded by Miodrag Brajkovic, thereby officiating our freelance work and assistance in preparation of project documentation.
1995-1998
We are designing private houses and multi-family residential buildings, including several exclusive villas of classical construction. During this period, we are starting to sell our projects as standardized ones, as they proved to be of quality and high demand on the market. We are performing superintending and construction project management for many of the buildings that we are providing conceptual design projects for.
1998
We have taken on our first construction development project. As an independent contractor, we are hiring our own field engineers and purchasing equipment needed for completion of projects without subcontracting. We are cross-training and mentoring our employees.
1998-2003
We are expanding our business in the design field. As we are establishing a structural engineering department, we are significantly broadening the scope of our work to include the design of industrial and warehouse buildings, particularly large-span halls. We now have all of the necessary equipment to completely independently perform rough construction works, as well as managing craftsmen for each of the various construction work groups such as carpenters, steel fixers, masons, etc.
2004
After successfully completing the construction of a number of traditional residential buildings, we are securing some significant contracts as the main contractor for the construction of warehouse buildings and halls. Including roofing, we have 4,500.00m2 of rough construction works under our belt by the end of 2004.
2005-2007
The studio relocates, and is now based in Belgrade, and led by two partners – Miodrag Brajkovic and Ljilja Brajkovic. Over 150,000.00m2 of developments of various purposes are designed: private houses, residential buildings, commercial, industrial, and warehouse centers. All disciplines are managed internally. Choosing industrial and warehouse developments as our specialization and main focus group, we are forming a steel department capable of executing large-span steel grids, and purchasing machinery for extensive earthworks and filling works.
2008-2009
We are expanding our design portfolio by designing logistics and distribution centers in need of freight traffic layouts and the use of large-span prefabricated concrete structures. For more information on complex projects completed during this time include: Transped, Kalman, Sekulis, and MD International. Both conceptual design and construction of production facilities include the design of complex and demanding technological solutions: the production of polyurethane foam, food industry facilities (poultry and meat processing, fish processing and freezing, ripening of bananas and citrus fruits), and the production of powdered and liquid construction materials. All projects are made with environmentally mindful solutions and ecological impact assessments.
2010
We are designing some of our first public developments for cultural, recreational, and commercial use: a complex of swimming pools with accompanying recreational and catering facilities, hotels, shopping malls, and business centers. In the construction field, we were among the first to execute projects with large-span prefabricated concrete structures, such as the Open Mind project, featuring 18,000.00m2.
2011
With significant design experience under our belt, we are taking part in architectural competitions. We are submitting designs for a hotel complex in Ulcinj spanning 25,000.00 m2. At a two-stage competition for a Cultural and Business Trade Center in Zlatibor covering 19,000.00 m2, we are the recipient of the second prize. As KANA significantly grows, in August 2011, an umbrella company, HARDEN is founded – with the aim of separating the operational and construction activities from the studio. HARDEN, specializing in construction and construction consulting services, becomes attractive to investors interested in complex and large-scale projects wishing for holistic service which would guide them from the site selection to the development registration.
2012
We are approached by foreign investors and lessees. KANA and HARDEN jointly deliver designs and construction for Albon, a 9,500.00 m2, automotive production facility for a British investor. Additionally, KANA is designing, and HARDEN is superintending the construction of the Almon warehouse facility, spanning 5,500.00 m2, intended for lease to the Croatian company AWT. In October 2012, KANA opens the doors to its first international office in Montenegro, with a studio location in Przno. Our aim is to tap into the international market and collaborate closely with professionals and companies from Montenegro in order to facilitate the influx of projects, employees, and ideas.
2013-2015
We are significantly increasing our competition participation, and as a result we are forming KANA Architects, an open architectural studio that gathers talented and promising young architects and eminent consultants. This innovative structure enjoys attention and yields notable results on the international competition scene. Some of the works awarded, purchased, or commended include: a hotel resort in Baosici, Montenegro; an urban residential block in Belgorod, Russia; a hotel spa complex and aqua park in Palic; a commercial complex, transportation terminal, and urban development of Block 42 in Novi Beograd; a central block in Subotica; a social and affordable housing project in Kamendin, Belgrade, and the most notable – the Guggenheim Museum in Helsinki, Finland. As construction contractors, we strive to thoroughly implement every component of the design drawings, and we enhance our work through interior design projects and space furnishing.
2016-2019
We are celebrating our studio’s 20th anniversary, and the expertise we have gained is coming to the forefront, resulting in a significant improvement in the quality of our projects. We are skillful in combining the potential of our projects’ locations with their functions and materials. Our industrial and warehousing developments are not just storage facilities; they are representative business structures that reflect the brands of their users. Some of our clients include La Linea Verde (food industry), Minotti (retail/warehouses), Put Engineering (prefabricated concrete), Felt (power engineering), and Ideal Company (retail). Our residential developments meet the standards of contemporary and advanced global production. We go beyond designing physical structures and strive to create a sense of community and belonging through our projects by applying innovative urban planning approaches to entire blocks and complexes. Our competition submission for a residential block with commercial facilities, redefining the center of the Saint Prix near Paris, reaches the finals of an international BIM competition. We are also finalists at the YAC competition for the Lighthouse Open Art City hotel in Syracuse and we are receiving an honorable mention for the design of the Pinocchio Children’s Library in Collodi. Our competition submission for the design of Block 13 in with the Philharmonic building in Novi Beograd is purchased, and our design for the City Gallery on Kosancicev Venac in Belgrade is the recipient of the second prize. Interestingly, during this period, we are recognized internationally, and students from abroad are reaching out to us, thereby resulting in the first foreign group of interns at our studio.
2020-2021
Despite global turbulence caused by Covid-19, we are continuing to excel in production volume and quality of design. We are working for Pepsi and NCR. Whenever permitted, we deliver a complete portfolio of design solutions featuring the integral project planning for the building, open space environment, and the interior as inseparable parts of the whole. In order to yield innovation and idea exchange in the field of conceptual design, we initiate collaboration with other design firms: Structura Concept, Romb Art, or Ardecon. In the field of superintending and project management, we are entrusted with a large-scale project – the Minotti business complex. Our experience, knowledge, skills, and expertise in superintending, construction management, and quantitative cost-saving analytics are recognized and we are sought after by investors for being known to achieve significant cost reductions within every stage of their investment.
